Brownsville Pointe Breaks Ground in South Atlanta

Construction is underway on Brownsville Pointe, a new mixed-use development at the intersection of McDonough Boulevard and Jonesboro Road in Historic South Atlanta.
The project will include 18 apartments, with 12 reserved as affordable housing for households earning 60% or less of the Area Median Income (AMI). It will also include approximately 1,800 square feet of commercial space intended for a neighborhood-serving business.
Turning a Vacant Property Into Something Useful
The property was previously a gas station and had remained vacant for years. Because of contamination from its former use and nearby properties, environmental cleanup was required before redevelopment could move forward.
The project received a $550,000 EPA brownfield cleanup grant to help address contamination at the site.
Brownsville Pointe is being developed by Focused Community Strategies, a nonprofit that has spent decades developing and preserving affordable housing in South Atlanta.
The organization says neighborhood residents also helped shape plans for the property, including the desire for a sit-down restaurant or similar gathering space.
Why This Matters
Eighteen apartments won't solve Atlanta's affordable housing shortage, but every housing development doesn't have to be massive to matter.
Brownsville Pointe takes a property that has sat vacant and contaminated for years and puts it back into use with affordable homes, commercial space and room for a local business.
Construction is underway, with completion expected by the end of 2026.
