Affordable Path to Homeownership: New Birth Village Breaks Ground

New Birth Missionary Baptist Church has broken ground on New Birth Village, an affordable homeownership community being developed on church-owned land in Stonecrest, DeKalb County.

The June 21 groundbreaking launches the first phase of the project, which is expected to include 87 homes. The larger development is planned to eventually bring several hundred homes to approximately 33 acres near New Birth's campus off Woodrow Road.

And people are already interested.

New Birth says more than 3,000 people have expressed interest in purchasing a home before construction begins.

Who Is the Housing For?

New Birth Village is being developed for people who want to become homeowners but are struggling with metro Atlanta's housing prices.

The project is expected to serve first-time homebuyers, teachers, nurses, public safety workers, seniors, young professionals and other middle-income households who may earn too much for traditional subsidized housing but still find today's home prices difficult to afford. Down payment assistance is also expected to be available.

That makes this development different from many of the affordable housing projects we've covered.

These aren't apartments. The goal is homeownership.

The Demand Says Plenty

For households that can manage a mortgage but have been priced out by rising home prices, interest rates, down payments and closing costs, developments like New Birth Village could create another way into ownership.

The project is also part of New Birth's broader Freedom Georgia Initiative, which includes affordable housing, financial literacy, education, food security and other efforts focused on long-term economic stability.

Construction follows the June groundbreaking, and we'll continue watching as Phase I moves closer to home sales and applications.
