The Overlook at Garson: Break Ground Near Buckhead and the BeltLine

Construction is underway on The Overlook at Garson, a new 130-unit affordable housing development near Buckhead, Lindbergh, and the Atlanta BeltLine.

The development broke ground August 4 and will include one, two, and three-bedroom apartments for households earning between 50% and 80% of the Area Median Income (AMI).

Why the Location Matters

The Overlook will sit near the Lindbergh MARTA station, northeast BeltLine, and major employment centers.

But there's another reason this development stands out; developers say it has been approximately 25 years since a new Low-Income Housing Tax Credit development was built in North Atlanta. Affordable housing isn't distributed evenly across Atlanta. Some neighborhoods have received far more development than others, while areas with higher housing costs can have fewer affordable options.

Putting 130 income-restricted apartments in this part of the city gives lower and moderate-income households another opportunity to live closer to jobs, transportation and neighborhoods that may otherwise be financially out of reach.

What's Being Built?

In addition to the 130 apartments, plans include affordable commercial space, giving small businesses an opportunity to operate within the development.

Households will have to meet income requirements before leasing an apartment. Construction is now beginning, so applications are not yet available.
