Skyline Apartments: Affordable Apartments Open in Peoplestown

A new affordable housing development is officially open in Atlanta's Peoplestown neighborhood.
Skyline Apartments, located at 1090 Hank Aaron Drive SE, includes 250 studio, one-bedroom and two-bedroom apartments. Every apartment is reserved for households earning 60% or less of the Area Median Income (AMI).
The $94 million development sits alongside the Atlanta BeltLine's Southside Trail and includes 46 studios, 101 one-bedroom apartments and 103 two-bedroom apartments. The property also includes a healthcare center, fitness facility, community and meeting spaces, covered parking and approximately 6,300 square feet of retail space.
What Does 60% AMI Mean?
This is an important distinction whenever we talk about “affordable housing.”
Skyline isn't affordable because the developer decided the rents seemed reasonable. Income restrictions determine who can qualify. The apartments are intended for households earning no more than 60% of the Atlanta area's median income.
For example, at the time of opening, advertised rents ranged from approximately $1,062 for a studio to $1,322 for a two-bedroom apartment.

Why This Development Stands Out
Atlanta needs affordable housing in more than name only.
All 250 apartments at Skyline are income restricted, rather than a small affordable set-aside inside a predominantly market-rate development. The project also puts those homes near the BeltLine, public transportation and other neighborhood amenities.
Skyline broke ground in 2022. Three years later, those apartments are now part of Atlanta's growing affordable housing inventory.
